Have you noticed that fewer and fewer homes are on the market in Ventura? Then, most likely you noticed that it is happening all around the country too! Here’s a snap shot of the June 2012 inventory based on listings in realtor.com. (Realtor.com is a database of all MLS (multiple listing services) real estate databases around the country.)

Right now, there are about 700 fewer listings than we had in the Ventura County MLS one year ago, a dramatic drop of $45%! At the same time, sales activity now is actually HIGHER than it was in August 2011. The combination of those two facts has driven months coverage downward from 4.5 to 2.2, a huge change!
Still, there are differences between areas and especially between price levels. That is what the attached graph is intended to illustrate. Take a look – you will notice that properties priced under $800,000 are moving quickly, with some exceptions. But properties priced over $800,000 continue to languish.
